Forget about the rent to own. It is wasted money and time.
Pick a Realtor that can put you in touch with a lender that can counsel you as to what needs to be done to qualify for a loan.
Keep renting until you qualify. A 2-5 year lease is a lot better than a rent to own. A rent to own has to many issues in this unstable market to have a consistent close rate.
I suggest you use a loan broker instead of a bank or credit union. Banks have stringent rules for qualifying. The loan Broker can look for an Investor that has a program that you qualify for.
Most every lender (Banker or Bank) will have access to the same loan programs. If the lender you select tells you that you cannot be helped, look to another lender. If you get 2 hell nos, you are done.
Always ask "What can i do to qualify". Then work on those issues. Once corrected, go back to the lender and reapply. Let the Lender know that you corrected the issues. Sometimes an issue will self correct with time. In that case, be patient. Time heals all credit issues.
Do not pay money to "Fix Credit". There are a lot of scams in the world. People will take your money and leave you an empty pocket.
