We are relocating to Charlotte next spring/summer and we want to live in South Charlotte. We are looking for

an executive style home with nice landscaping and modern features. We want to be within either the Myers park high school zone or Providence high school zone. Will I be able to find a home 550K or less that is over 3500 square feet?

Yes. I live in Myers Park and have for 15 years. My next door neighbor is selling his newly renovated 5,000 SF house for $525,000. This is a HUGE price reduction as he is retiring to Myrtle Beach, and just wants to sell and has no mortgage. It is in the Myers Park High district, on over 1/3 acre. I have several others in your square footage and price range, and you could even potentially build a home or renovate one in your budget. I have helped clients do all of the above.

The Providence High zone is much larger. And there are plenty of homes in your price range as well. I have sold many custom homes in your price range in this school district. A client just renovated a foreclosure home on 1/2 acre just off Rea Road and Colony Road. This is 7 minutes to Southpark mall.

Yes, you'll have many good choices- more in the Providence HS district, but some for MP as well, depends on other factors like age of home, condition, and size of lot you are looking for etc... I had not considered buying an older home, but I may consider it if the location is right and it gets me in my chosen school district. Thanks, Gail Gordon, for you link showing mid-century style homes. The houses were very nice.
Thank you to everyone else who has posted an answer to my question. I know that I may have to be more flexible regarding square footage and price. I actually prefer not to go over 450K in price, so I will have to do some adjustment regarding my expectations for South Charlotte.

Anyone have any ideas regarding Lake Wylie? I see a lot of homes listed for the Palisades development but I do not know anything about their schools or the Lake Wylie area in general. I do not want to be far from uptown Charlotte.

You might not find a home that is 3500 sq ft in the Myers Park school district in your given price range. The neighborhoods that take in Myers Park High are generally older neighborhoods, with the homes being built in the 1930's to 1950's. You definitely can find something in the Providence school district in your price range, without sacrificing square feet ! There are currently 24 homes for sale in the Myers Park and Providence High School areas that are 3500 square feet or more and priced between $500,000 and $600,000 built in 1990 or later. It looks like you should have no trouble finding something!

I think you can find something but I think you will be closer to Providence High than Myers Park.
Myers Park High is one of the most desired school - because it is close to uptown. So the prices are higher the closer you get to town. I've included a link below to a home search designed just for you. You can save this search and it will update for you as time goes on so you can always see what the market is doing - for what you want! Happy Hunting.

Although the market is ever changing I don't think you will have any problem finding exactly what you are looking for within the area, price and square feet parameters you've set. I did a quick search for you to see how many homes are on the market today that would fit your criteria and I came up with 57 homes. You may not be familiar with the Ardrey Kell High school, as school report cards are always given in arrears. It is in the Ballantyne section of Charlotte. My trulia blog details section by section, areas of South Charlotte and a school blog as well. The home you describe, is what South Charlotte is all about. The two schools you noted were previously the best of our best. Ardrey Kell High School will be the next best public high school that Charlotte has to offer.

Yes. There are several neighborhods that meet your needs.
This is the best time to buy. Homes that were selling for $600,000.00 and up have been reduced due to the current market conditions I do not know where you are relocating from, but I know you will be pleasantly surprised at how new the homes in Charlotte are.

There are currently many listings in both school districts that fit your description. Yes, you will be able to find a great house for that price range. There is a lag on sales from $350-$550 right now in the Charlotte market which is creating a lot of deals for everyone.
