We are palnning to buy a house in Alpharetta, Roswell area. We have a 2 yrs old. You mentioned some problems

If you are looking at homes built in the 80's and 90's you'll want to be aware of whether or not the house has LP Siding and/or Polybutelene Pipes. Both items are part of class action lawsuits worth millions of dollars. Be sure to speak with your Realtor about these items as anything is fixable, but you need to be informed of costs and opportunities to delay those costs. Also, keep in mind, some of the best houses and some of the best builders used these two building materials, so it's common and fixable and shouldn't deter you from finding a new home.

Hello Luda! I understand you would like to buy a home in Alpharetta or Roswell and are aware of the problems. You might want to give Canton or Woodstock a look before you decide. Cheaper taxes, newer schools, and newer and larger homes for the money. The only drawback is the 10-15 minute extra commute. If you need more info on these cities, visit my site. I live in Alpharetta and specialize in selling North Fulton County properties. I would love to help you when you are ready for your home search. Not all of the neighborhoods that were built in the late 80's/early 90's have issues with the plumbing and siding. Many of the owners of those homes have also replaced plumbing with copper or PVC pipes and siding with vinyl or cement siding.

In Georgia it actually costs a buyer nothing to have someone represent them! It is always a good idea to have a Realtor who can guide you through the home finding and purchasing process. While the sellers disclosure is good, it is not always 100% reliable. This is why we always recommend a home purchaser have a home inspection by a qualified inspector. We have a list of very good home inspectors we provide when it is time to have a home inspection. Also, be sure you purchase the home in the proper way and allow enough time to get the inspection and either get out of the contract or ask for certain defective items be repaired/replaced.

I agree that you need a Realtor you feel comfortable with to help with the home buying process. Melissa is correct about the plumbing issues with the houses built in this time frame. Most of the houses have had their piping replaced, but it is something to be aware of. A person that has listed their home with a Realtor will fill out what is called a "Sellers Disclosure". If the house does have the piping issues it should be listed in the disclosure. By law sellers are suppose to inform the public about certain defects a home may have. By hiring a professional Realtor that will guide you through the process, and has the knowledge of what to look out for. There are many great realtors, but also many partime that will not know the difference.
