Hi Theresa I do not know if you have already found a place but I am selling my moms home which was a duplex now turned into a condo. It is 4 bedrooms and 2 1/2 baths with a finished family room in the basement complete with a bar it's on bath, kitchen area and is perfect for weekend guests or grown children to visit without being in the way :) It is in Montclair NJ 12 miles outside the city and is a beautiful town within walking distance to buses and trains to NY are less than an hour commute.

My partner Sharon and work in the Essex/Morris county. There are many 55+ options in your price range in those counties You also need to find out what type of maintenace fees you are planing on. Additionally you need to get a pre approval from a lender. As far as commute is concerned there are many train and bus services from those two towns. I work in Morris County New Jersey... there are many Adult 55 and older places to choose from. Morris County is one of the top rated places to live in the state. There is ample transit and you can get to the Jersey shore... Pennsylvania... New York State... the City ....all in under 1 hour. The prices are right where you want them to be...! and if you like do some boating on Lake Hoppatcong... our largest lake...!

Hi Theresa, Jeannie Feenick back with some more specifics - a search of your specifications -condo or townhome, 2 bedroom minimum, price $500,000 or less, and taxes $5,000 yields the following in the communties I mentioned:

Bedminster: 48 choices;
Basking Ridge: 22 choices

As you can see there are loads of options. Let me hear from you Theresa. I know the area well and would be honored to assist you and your husband in your search and purchase. The nice thing about "The Hills" as a life style choice is that it is very lively - many people out walking, varied ages, etc, conveniences such as shopping, restaurants etc very accessible. But given your specifications, we can also explore age restricted communities that are 55 and up.

I have some great townhomes with low taxes in Clifton if you are interested, they are also within 10-15 miles o NYC with mass transit basically at your doorstep they run from 300-400k 2 bed, 2bath etc. Contact me if you would like to see some of these.

Hi Theresa, Jeannie Feenick with Weichert Realtors here. There are loads of options available to you - one community that comes to mind is Bedminster given its relatively low tax rate. Train service is availabe nearby and there are many condo and townhome options availabe in what is called "The Hills", one of, if not the largest Planned Unit Development (PUD) in the country. There are two sides, the Bedminster side and the other is the Basking Ridge side. The later is priced higher and taxes are bit higher as well.
