city-neighborhood feel. An area with sidewalks, shops, etc. Where should we be looking?

Regarding most of Westlake/ the Eanes School District, it is not very "walkable", but if you want to drive your car to one of the many "Strip Malls", mainly on Bee Caves Rd., you can walk around each mall. Some have very cute (but pricey) boutiques. Again, price would dictate where in the Eanes district you would look. The homes range from 350K to 6 or 8 million.
If you want to look a little on your own, go to: http://www.austinhomesearch.com and type in a residential search, then choose "West/Westlake" to see the types of homes. For homes near The Barton Creek Mall (Large mall with Macy's, Nordstroms, JCPenneys, and lots of small shops), type 78745 into your search.

I would agree that zip code 78704 has the most "Walkable" shops nearby, but if you want to be accepted into the Eanes district, you would have to get onto the list to get an accepted transfer for your child.
Most of the schools within 78704 are not the top knotch ones. However, the re-sale value of homes in Travis Hts. is very high. This neighborhood is very artsy, eclectic, and includes "Keep Austin Weird" types of homes!

The price is going to dictate which neighborhoods will work for you. There are some areas that are more "walkable" than others. You might consider downtown or just south of the river in 78704 there is lots of shopping and cafes in these neighborhoods. If you want to stay in Eanes ISD please bear in mind that is not typically a walking friendly area as its illy and can be pretty spread out and there are not many sidewalks. There are some nice condos and homes off Liberty Park and along Bee Cave Road that are close to shopping. I will try to keep this short. I agree with Rachel sidewalks are kind of hit or miss in Westlake.

Shops in Westlake...
All up and down Bee Caves Rd from Capital of TX Hwy (Hwy 360) to Mopac (Loop 1)
Capital of TX Hwy and Westlake Dr.

A price range would help to determine what neighborhoods will work, but you might start by take a look at Rollingwood and Treemont. Both of these areas are off Bee Caves Rd; convenient to shopping, Zilker Park and downtown.

I am with Keller Williams, you can google us by searching Althea osborn, austin tx. I have have several buyer's that recently purchased & 3 purchasing in Eanes in the next few months. I'm extremely familiar with the inventory. Sidewalks can be an issue, it varies from street to street. There are lots of great area's in the immediate area if I had to break down the different areas in Eanes, I would descibe them as follows: proper westlake, barton creek west, davenport ranch/ senna hills. I would need you to elaborate on the "near shops" comment. I would be happy to set you up with a search that emails you all listings that meet your requirements in Eanes ISD. I my professional experience real estate in Eanes ISD is one of the best investments in Austin, not to mention safest. I would like to help you in anyway I can.
