We are looking at buying the Escalante Lennar models. We want to negotiate the price and would like to know

if anyone bought there recently, how hard the Lennars negotiate ? Are they firm on not reducing the prices than below the listed or how far they can go below ?

Hope you're having a great weekend! The answer would be "it depends". If the home is a quick sale home, or if the upgrades have already been chosen to keep in line with the construction timeline, or the home was previously reserved by someone but came back on the market, there would possibly be more to negotiate.It is all up to the builder. However, Lisa and Jody are open to accepting offers. My advice -"Make an offer!" Also, don't write off the Stafford Place models either - recently I saw one that was on par priced with an Escalante model.

By the way, in some Windemere New Home communities, I have seen more of an incentive for a dirt lot.

The Escalante homes by Lennar are wonderful homes filled with options and there is definately room to negotiate. Unfortunately going into the purchase without a realtor hurts many people. Homebuyers are afraid that they will get less of a deal when working with a realtor because the builder is paying a commision to the agent but the truth is...good agents build relationships with these builder agents and get so much more info than the normal shopper and can pull past new homes sales history off the MLS as useful comps. You definately need to be negotiating below asking. Lisa is really great to work with but you should be taking over info from competing builders that are offering incentives in order to push Lennar down. Hi Pish,

Just present your fair offer to Lennar and all they can say is NO. And you negotiate from there. This is actually the fun part of buying a home--- as Donald Trump said "It is in the art of the Deal".
