For newer homes, post 2000 and even older homes it is highly recommended to have a chinese drywall inspection on top of the other inspections. It is money well spent.
There are a few red flags or telltale signs, such as acidic smell, wire behind electrical plates turning black, mirors with spots on them as in a vintage 1920 miror, faucets and exposed plumbing looking blurry and copper pipes turning black, appliances defective and general corrosion of wiring.
You may also have an older home which was remodeled recently with such drywall. As mentioned some Inspectors are licenced to also inspect chinese drywall so it may be more cost efficient to hire such an inspector who can do all of them in one shot.

Good luck,

Your Estero Realtor should know which communities and which streets within those communities have issues. They probably are making a good rec........if they know Estero I should say.

It was good that your realtor recommended the inspections. There are some inspection companies that have the ability to do both inspections and your termite inspection if necessary.

Rather than have multiple inspectors look for one that can do all aspects of the inspection.

Inspections are like everything else, if you have reason for concern, you need to make a decision.
The same hold true with:
Wood destroying insects
Wood destroying organisms
Mold
Sink hole
Pool
Irrigation
and if the construction date is correct, Chinese Drywall.
Take great care who you use for your inspection company. Many specialize in high drama.

Best of success to you,

Many local companies are trained and qualified to complete both a general inspection as well as an inspection for Chinese drywall.

It all depends on who is doing the home inspection. Some home inspectors include that drywall in the regular inspection. What community and what year was the property built?

Many general inspectors are not qualified to do a chinese drywall inspection. Don't know who you're using, but Orion Inspections do the chinese drywall inspection, right in with the general inspection. They're great people to work with and I've used them many, many times. If you want their contact information, just shoot me an email and I'll be happy to forward you their digital business card.
