Hello Vicki,

I would suggest some communities that are gated that may be safer but we can also call the Palm Springs Police Department and see if they will give us some information on safer communities in the area. I can also give you my best picks for appreciation, a big factor for a higher rate of appreciation is location and the proximity to recreation areas such as golf courses, cultural facilities, parks, and colleges.

There are great neighborhoods in Palm Springs to choose from. Palm Springs is divided in 3 major areas: South (the most desirable because it's away from the wind zone), Central (great neighborhoods specially near the mountains), and North (with great deals). All 3 areas have its pros and cons. When choosing Real Estate in Palm Springs there are several things to consider, but bottomline is: what kind of life style you want and what's the purpose of the condo. That will direct not only the area, the type of condo, and so on. There are a number of great neighborhoods with condos in Palm Springs. Regarding location, things to consider are, what do you want to be close to? If you want to walk to downtown, you need to stick to central Palm Springs. If you're into hiking, nature, walking, and quiet, check out the South Palm Canyon areas. Golf? Well, there are five golf courses in Palm Springs alone that are close by to almost any neighborhood in town. The next thing to consider, is the style of condo you want, whether its newer construction, two story or single level, etc. There are some great complexes that are built in the 70s and 80s that have very low density and park like grounds. Some of the newer complexes, are a little closer together, as the price of land has gone up over the years.
There's fee land and lease land too; depending on the area you want to be in, you may only have the choice to be on lease land.....which is foreign to some, but actually once you have a better understanding how that works and what to look for, you can feel confident buying leased properties, which historically appreciates at the same rate as fee (non-lease) land. Some of the best neighborhoods in town are on leased land, so I'd advise you not to rule it out.
As far as safetly, there are very few neighborhoods that aren't safe...in fact, I can't really think of any in the Palm Springs area.

There are a few things to consider when looking for property in Palm Springs. In a nutshell there are some areas that are more prone to be windy then others also when looking for property here in the desert pay close attention to see if it is fee land ( you own the land ) or if it is lease land ( you own the structure above the land but not the land itself ). Are you speaking of Palm Springs? If so, Albertans may be looking to exchange their loonies for cheap dollars to buy even cheaper California real estate. There are some great buys in Southern California these days!
