Want to purchase a home in SA TX with 610 credit score and a VA Loan. I pay $1400 a month rent for 3 yrs. Is it possible to get a loan?

Yes. I know of lenders that can do VA loans with a 580 credit score in TX..

You will need a 580 in TX for VA, if you got the 574 score online it's not accurate. You can go to our website and fill out the form or just shot me an email and I will see what I can do.

I am Active duty in the Army. I have a credit score of 574. According to Equifax, I am a Very High Risk. I am a father of 4 and is married. I am trying to buy a house on VA loan but was turn down due to my credit score. I am working on reducing my debt. Can you help us obtain a VA loan on 574?

Your very close... get with a lender so they can guide you and get your scores up a little. Knowing and understanding how your credit works is vital to ensure you are moving in the right direction.

The typical minimum credit score is a 580, you should be in great shape to purchase. Right now VA loans can take 30-60 days to close so you should time this purchase with your lease expiration.

Where did you get that score? Do you know all 3?

Do you have any credit card debt that can be paid down?

Utilizing a high % of your credit limit will sink scores pretty hard.
If you can pay that down, you might see at quick 20+ point boost.... Just enough to get you FICO scores high enough.

Without knowing more information than you have given us, I can't say for sure. Most lenders won't go below 620, using the mid credit score. In addition, income, size of family, and many other factors go into the final decision. There are often quick ways to bring those scores up, but I'd need to see the report first. Lenders will typically look at FICO scores from the 3 credit agencies and then look at other factors as well - this may mean that you're even in better shape than you think. VA loans are awesome because they require 0% down and interest rates are at record lows.

Sure. There are other things they look at in qualifying you, but it is possible with the information you gave. You need to contact a lender, however, to get the full picture and get pre qualified.
