Dear Gilberto,

I would interview and begin working with a patient and experienced "Buyer Agent". A good Buyer Agent will help you every step of the way to home ownership. Be sure you ask the Realtors that you interview, if they work with buyers..and if they have references. This will help you find out more about your agent, and help you make a decision. Buying a home can take as long as Six months so you want to work with someone who you can develop a nice relationship with and one you can trust.

Find a realtor you trust and have them introduce you to the loan officer they trust the most. Gather all of the support documents that will be needed to apply for a loan and meet with the LO face-to-face, have them walk you through the process and options available, good luck, home this helps,

Congrats on making the decisions to pursue becoming a homeowner.
At this time gather information is a great idea.
I completed my Florida Buyers Guide just this past weekend. Nearly 30 pages of information covering the home selection to financing, inspection and to the closing table. This will be a great resource to familiarize yourself with the process, terminology and your options.

Next you should contact a multi-dimensional real estate professional. Such an agent will be able to review your situation and develop a home search strategy most beneficial to you. Your agent willl also be able to refer to the lenders who have a PROVEN track record of granting mortgage loans, closing on time and under budget. This is important. As an individual consumer, you have little influence over a lender. Agents who help 10 to 30 people year find mortgages can compel a lender to do the right thing and respect the borrower.

I am a local lender. I would be glad to help you determine how much house you can afford. In addition, I work with several First Time Homebuyer programs that may help you with your down payment and/closing costs.

I recommend that you contact a local lender to get preapproved before you start looking for your first home.

Unfortunately, some first time homebuyers get a prequalification over the phone and then start looking. The problem with that is, if there are any unforeseen issues with your credit, assets or calculating your income, you may not be able to complete the transaction.

Unless you are a cash buyer, the first thing you should do is to contact a lender in regards a mortgage loan pre-approval.
With a pre-approval letter in hand you can start your shopping for homes - real estate agents and sellers will take you much more seriously when they see you have your mortgage funding in place.

Lo primero es conseguir un agente con quien trabajar. Como eres comprador el servicio del agente es gratis para ti. (Hacegurate de trabajar con uno cuya oficina no imponga "fees"). Vas a trabajar con un solo agente (ser leal el uno al otro). Este debe escuchar sobre tu situacion y explicarte cual es tu mejor opcion de prestamo y ponerte en contacto con el prestamista mas indicado. Proximo, debe explicarte la diferencia entre los 3 tipos de compras que hay en el mercado actual. Una vez tengas los documentos basicos listos, entonces esgoen casas que quieran ver y visitan. Comprar una casa no es tan facil como algunos se imaginan. Y si te dicen que puedes conseguir una casa de 125mil por 100mil te estan mintiendo. Escoge un agente que sea honesto y con quien te sientas comodo hablando. Mas que nada alguien que te diga aun lo que no quieras escuchar, pero te lleva a donde quieres llegar.

First things first...find a realtor you feel comfortable with and can be there for you every step of the way! Once you've done that time to get you pre-approved for a mortgage and you're on your way!

But find your agent first!
