I specialize in diverse, creative and trendy neighborhoods. Of those, the most up and coming I would say is Highland Park.
Mar Vista & Culver City already started booming years ago (take it from me, I live there) But just east of Culver City is great little pocket called Baldwin Vista (the "flats" of Baldwin Hills) that should become even stronger once the Lightrail Line is completed. SEE: http://rail.buildexpo.org/
I also am a champion of Highland Park and surrounding areas like Mt Washington, S Glendale and ATWATER VILLAGE is one of my favorite pockets that has been burgeoning for years now but is still a very affordable alternative to Los Feliz and Silverlake.
Lastly, I agree w/ the potential that Downtown holds; again SEE: http://rail.buildexpo.org/
It will especially boom when when people realize they can live downtown and conveniently hop on a train to Santa Monica.

I would have to say that downtown Los Angeles is definitely up and coming. There are new condo and loft communities popping up all over and if you do some research online, you will be able to find that there are some new grocery stores moving downtown. Sometimes downtown may get a bad rap, but most up and coming areas were once in that category of having a bad reputation. Good luck on your research!
I have found a ton of my buyers are inquiring about View Park/ Windsor Hills area. Its LA's best kept west side secret.:) I was so amazed last year, I wrote a blog about it. Just over the hill from Culver City,and a short trip to the beach and LAX. Tons of the homes in that neighborhood have pools and views. Most were built in the 50's and 60's and have been impeccably maintained.There are even walking trails. Its a fantastic area and a great place to hunt if you've been priced out of culver city. I think you should check it out!
