It am looking to sell a property but have no idea what its worth. I bought it last year and got what i thought was great price in quiet area of port charlotte. Since I made purchase we had a contractor do enviromental clearing to make it look nicer and cleaner. We also planted multiple fruit trees. If some one could give me idea what it could sell for we might be willing to do so. Thanks Lot is on 3289 Audette St Port Charlotte. Its got a nice home next door and about a block from homes on nice canal. Thanks again

Puru - size is only 1 component of what a property might be worth. For example a 10,000 lot on a lake most times than none will have more value than a 17,000 lot off the water. Commerical and Multi-Family zoning more $$ than Single Family. Location also plays a large factor. So you not only need to compare in terms of size but other factors as well. So I agree that you question is rather vague. Having lived in Rotonda West for 5 years and seeing that you say it's a 17,000 lot leads me to believe that its a multi-family lot on one of the main drags in Rotonda West. If you can give me more info I would be happy to give you my opinion on its value.

To answer your question I conducted reports in the local MLS system using the criteria of a minimum of 15,000 square feet in all sections of Rotonda. Each section has different features, deed restrictions and desireability so you must tailor your results to the exact neighborhood. This report will be general for all sections but you will be able to look at the results and see where a home sold and for how much.

As you can see, prices start at under $5,000 in Rotonda Meadows, the least desireable section, and go much higher inside the circle, adjacent to golf courses and upscale homes.

As you can see, sold prices range from as low as $6,000 in Rotonda Heights to $25,000 in Rotonda West, inside the circle.
