Very interested to buy in San Mateo Park, CA.

There are no homes for sale in San Mateo Park currently. Anyone have an idea as to when a 4br home will be available there? Why are there rarely any homes available on the open market in this neighborhood?

Your question is a good one. San Mateo Park is one of the few neighborhoods that consistently has very low inventory; 2008 averaged two home sales a month in the entire area, for 23 sales on the year. In 2007, there were 35 sales. It ranks up there with Baywood, Burlingame Park, and Burlingame's Easton Addition in terms of desirability, location, and neighborhood feel. San Mateo Park, as you know, offers larger and more private lots than any of the other areas, with the exception of Hillsborough, and much better value if you consider price per square foot. Additionally, many of the best homes do not come on the open market or in MLS, they simply are private sales. Having a Realtor who is well connected in the agent community is a must if you want to get what you want in a reasonable time period.

Hello W. It's funny you should bring this up, a few co-workers and myself were just talking about this today, if any of us knew of any new listings coming up in the Park. There are.

If you are working with an agent, I respect that. Have them start networking with some of the top producers to help you find the right home. If you are not working with an agent, please give me a call. I work across the street from the Park and one of my partners from Team Tapper lives there, and get's a lot info about what is coming up.

While there's no crystal ball way to predict when 4-br homes here will come on the market, it's probably best to research which agents do the most amount of business in the neighborhood. Many times they have insights into homes coming on the market in SM Park. Any agent too can set you up to receive an automated email for when a new home comes on the market in any particular neighborhood. But, an honest recommendation here is that one should interview more than one agent before you decide -- anyone with a pulse can claim they're a "neighborhood expert" (and many do) but that doesn't necessarily mean they're proficient in negotiation or know the contract process like the back of their hands.
