Townhouse vs. single-family house/Orlando community

I am interested in a townhouse in Orlando called in Orlando. I want to purchase this as a vacation home and rental. So far from the information I'm researching it sounds perfect for my situation.Can anyone give me more information about the Orlando 32824 area (I.E.: transportation, banks, etc...) . Besides it being attached, what's the difference between the townhouse and single-family? Which is better? Thanks

Regarding difference of townhomes and Single family. HOA's are different. Condo and Townhomes can be expensive. Single family homes offer more privacy but more upkeep. That would be a desicion you would have to make.

Hi Kim,

I am very familiar with Prime Home Builders as well as Portofino Meadows. I have sold in number of Prime Home Builders (PHB) Communities and every single time the experience has been not so great. I would recommend to consider anything else.

Another thing is that Portofino Bay is not zoned for short term rental, therefore you would have to rent it out as long term (7 months or more - usually 1 year). Which means you would not be able to use it as you wish yourself.

Another thing is that PHB is based from South Florida and most of their business is done down there. Therefore the management is horrible in Central Florida. Let me give you a quick example - it took my client almost 90 days to close on a property (Waterstone in Davenport) due to very poor process handling by PHB and their Title company. I do not want to go into all the details online, but I would highly recommend to stay away from them.
Also, Portofino Bay has some issues with other surrounding residents using its amenities (pool mainly). Until they get their management issues handled, I'd stay away.

There are number of great communities around though which would be much better for you.

The safe way to go is interview a few realtors from the surrounding area. One with experience, why! To assist you in with the information needed to make smart choices. Most relocation company's require at least 5 years of experience with designations, you might want to make a similar choice in agents. Then enter into a buyers agent contract to insure they working for you not the builder.
You need to know shorterm vers long term rental along with the tax liabilitys. And if you pick the wrong area your stuck with an empty unit which hurts.

Other than the zoning (short term rental), you might want to take a look at the HOA ( monthly or anual) fees and property taxes. These two factors will be key on your monthly cash flow budget.

Kim, it all depends on you, and even your price range. If you like more privacy, then we wil find you a single family home. If privacy isn't a major factor and you would rather a greater social experience, then a townhome would be your best bet. Whichever you choose, we will make sure that it is maintenance free, as you don't want to worry about taking care of anything (lawn care, painting, ect.) ever. As far as I know, townhouse is where a row of identical or mirror-image houses share side walls. The first and last of these houses is called an end terrace, often larger than those houses in the middle. For renting in Disney area, I would say that you should look for location, pool and easy access to restaurants, shopping area and parks. There is some great opportunities around Universal Studios... they are close to I-4 and Dr Phillips area (great schools, etc). I do have a friend selling a townhouse there... the corner lot or premium lot gives you more a felling of a Single-Family home. Hope you find this information useful.

Meadows may be great - but there are other areas close to Disney that, in my experience, are much more popular with vacation home renters and therefore much more successful. If you've not already made progress, please contact me for more information.

Hi Kim,

The Portofino Meadows is a private gated community in South Orlando that is zoned for short term vacation rentals. Historically Orange County has not allowed short term rentals and to my knowledge this is one of the first in this part of the County to do so. The price points are very desirable with square footage (A/C) pricing starting at around $125.00. This is really one of the best prices around for new construction that is zoned for short term rentals. However, I would like to discuss the location with you and other possibilities. I have worked with investors and vacation home buyers in the Orlando area for over a decade. I am also very familiar with the different management programs and marketing of this type of investment.
