In the last 6 months houses like that in that area are selling in the high 200's, low 300's at best. Yes I agree it's overpriced. However its a brand new listing. Almost all sellers are living in some state of disillusionment about the value of the home. They probably need a couple months to hit reality.

Since 1/1/2006, only 4 homes have sold in this neighborhood...all in the high $300,000s. The market has definitely changed, but we haven't seen a huge drop in prices in Glastonbury--only about 3% or so overall. This house is priced fairly accurately for the market...not to say that it couldn't go a bit lower.

The issue that you're dealing with is that this listing is brand new to the market...so the homeowner most likely won't be willing to entertain very low offers quite yet. Also, this is a very popular neighborhood and houses don't often come on the market there...
