To be within School Distric 12 which areas should I be looking to buy a house in?

We are a military Family with orders to move to CO in November.. We are interested in buying our first home.. Education is very important for us.. It seems School Distric 12 is the perfect place for our kids.. We dont know much of the area so which areas should we be concentrating our search?

You have gotten lots of good information here! I just wanted to add my two cents- I am Retired Army and a Military Relocation Specialist, and I understand the road ahead for you! I have been in District 12 for four years now, and my kids are thriving! The schools really focus on the kids and the family - parents are SO involved in this District, it is great to see.

You've made an excellent choice of school districts as the Cheyenne Mountain School District 12 was selected as one of the top 100 school districts in the nation and I can create a personal home search web site for you that will search for, allow you to view in detail, and organize all the properties listed for sale that meets your specific criteria, including the area you designate, and e-mail you just as soon as something new becomes available.

You can find an expandable map of the district at and the rough geographic area in the southwest part of Colorado Springs is from West Rio Grande street in the north with Nevada Ave/ Highway 115 as the eastern limit and across from the Fort Carson Main Gate on HWY 115 in the south.

District 12 includes 3 early intervention preschools, 6 elementary schools, 1 junior high school, 1 high school and a K-8 charter school. You can find out more information about the district and schools at their website

How I put it into the search is by the school district 12. That way you can see all the homes in that school district. Don't forget the first time buyers tax credit. If you've done your search for the school district you want to be in and district 12 is the one you feel like you want to be in, then that's the one you should go for. A Realtor can set the search for you to only find homes in that area.

Colorado Springs offers excellent schools in every neighborhood. You have received some great advise on D12, but I just wanted to share an additional bit of information. I am a parent of three children who have attended school in Cheyenne Mountain School District 12. It is a wonderful district that is extremely welcoming to Military Families such as yours. While there are several homes in the area that drive the average price point of homes in this area up, there are great subdivisions within the district boundaries that offer affordable homes. School District 12 also offers school choice to families on a space available basis. They are currently accepting enrollment applications from students who live outside of the School District's boundaries. This is always done on a space available basis, but there are current openings at all levels, Elementary Schools (K-6), Junior High School (7-8), and High School 9-12.

We are a School District extremely proud of our Students. Many children are involved in Community Service, Athletics, and Arts and Science Activities. Regardless of finding a home, if you need some general answers on the community, please feel free to contact me. Good Luck with your home search.

D12 is a superb school district, but it is one of the most expensive zip codes in southern Colorado. The average asking price right now is well over $600,000. A lot of that is high-end, stale inventory. What is selling is under $400,000. There are some nice homes around $350,000 with some updating for sale in the N/W corner of 80906 in Skyway right now. One unique factor is that while there are lots of high-end homes for sale not moving, there are some that are and the high-end market is healthier in 80906 than any of the other local zip codes.

When you are searching you will be looking for homes in the southwest corridor; which is the 80906 zip code. However, not all homes in the southwest corridor or in 80906 are in district 12. There is a small area within the southwest corridor with district 11 schools and another area right outside of Fort Carson in district 2 schools. Odds are if the home is west of HWY 115 and/or on the side of the mountain you'll be in district 12, however the boundary lines for school districts are not straight cut.

Hopefully, whatever search engine you are using will show school district the home is located in. Otherwise, I recommend letting an agent search for you.

Congratulations! It's a great area. I live in the southwest corridor and my children go to D12 schools.

You've made a great decision to move to such a beautiful area and have chosen an excellent school district. SD 12 is know as "Cheyenne Mountain school District 12" and it has 6 elementary schools, 1 middle school and 1 high school. It includes the area around "The Broadmoor" and is located in the 80906 zip code area.
