Title companies: Same as the sellers or choose our own?

We are in the midst of closing on a house and I have a quick question regardign the Title company. Should we choose out own title company or use the same titel company as the sellers?

Buying and selling real estate is difficult enough without any last minute surprises. Review your purchase agreement. From the beginning when you presented your offer is indicated in your purchase agreement what title company or who will be choosing the title company. I am sure that your agent explained to you who have the right to do so in the state that you are purchasing this property.

It depends on what was designated on the Purchase Agreement or any subsequent addendums. In Michigan it can work both ways on which Title Company is used. On some deals the seller designates that you MUST use their Title Company.

I would suggest to listen to your Realtor on who he says to use. But it sounds like your deal is already well in progress so ask your Realtor on which Title company (or companies, if a split closing) is designated.

Either way, review all of the closing documents to make sure the numbers are right. Title companies don't vary that tremendously on the basics.
