My real estate company reccomends American Home Shield but last year one my clients did a lot of research on this topic and she found a home warranty company named "2-10". Their web site is

Their prices are cheaper, their deductible is cheaper, they cover more items and they have a better rating than any other company.

She had to use their services once already and was very pleased with their quick response and the workmanship performed.

Another plug for American Home Shield. I have only heard good things about them. They have pricing options for both buyers and sellers.

there are many companies- please, just be aware that many have restrictions on coverages, such as compatability issues for replaced condensers and mis-matched air handlers. Additionally, there are many items which must be added to basic coverages. good luck

Interestingly, I was just having this conversation with my niece the other day. She told me that she has had a plan with American Home Shield for years, because her husband is not handy. She indicated that she uses them a few times a year, and has been extremely satisfied.

One word of caution: The level of service of what they will cover depends on the level of coverage in the policy that you purchase. Obviously, the more it covers, the more it costs. Good luck!
