Thinking of making an offer for a house in the Estates at Princeton Junction

I'm considering making an offer for a 2-yr old house in that development, a 3000 sq ft house (Mt Vernon model) with a well finished basement and a lot of upgrades inside. Like all houses there though, it doesn't have much land and the space between houses is very tight. Price is fairly high at around 900K. What interests me is the West Windsor-Plainsboro schools.

Any advise, concerns, thoughts? Is it overpriced?

Having lived in CA and a current resident of NJ, I was surprised to hear you say the lot sizes were tight.

I don't know how much time you have spent in NJ, so my advice and concerns would be first and foremost that. I assume you are coming ot NJ for work? Are you based in Princeton?

In this market where prices have and continue to drop, the only insult is to not make an offer. Yes ,very small lots in this developement. Convenient to train and Princeton great schools though yes very competitive. Depending on what you are looking at you may want to consider stretching if you can afford into Ettle farms (also Toll bros but in Princeton) larger lots and a much more diverse population.
Use what ever advantages you have in negotiating as the motivation of seller and state of market will dictate the price you pay.

Dear Peter, all the newer developments in New Jesrsey with Mc Mansions have smaller building lots. If you look at homes 10 years older they would come with more space so you wouldn't have to hear your neighbor Tv playying. The link below will allow you to compare schools nearby as well. Good luck.

Hi Peter,
One has to know about what transpired between the township & how Toll aquired rights to building on this huge piece of land to understand the 'giving back' of land & the distribution of clustering for the developments built here by Toll Bros, sequentially.

The lots are very small for the single family & townhomes alike.
However, as the 'newest' Princeton Junction development , the advantages of being 3-5 mins from the train station & proximity to Rt 1 & shopping/amenities - it is very nicely situated.

The Mt. Vernon was built only on the larger lots--you may be paying for the premium paid by the 1st owner for the lot.
Price determination is made on several factors - Your agent should be able to work with you on that end.
