The quality of the builder(s), their track record in other neighborhoods and, if older, how "gracefilly" the neighborhood is aging. Consider past performance in property values, commute to work, convenience to shopping, access to highways and transportation.

You have listed some very prime concerns about the neighborhood. Also consider location, proximity to your work, convenience to your social concerns (movies, playgrounds, bank, restaurants, grocery, etc.). Take a look at a market analysis to see if the area has stabilized in market values. There many other areas of concerns that I would love to cover with you.

In addition to the items described by others, I would add that you may wish to consider the following:

1) Is the neighborhood a separately incorporated city with its own police, fire, city administration, etc.
2) Whether the neighborhood has a homeowners or neighborhood association.
3) Is the neighborhood an historical district.

I prepare complimentary, customized reports for my clients covering different economic and demographic aspects of the neighborhoods they are considering. Here's an example:

If you're interested in a report, let me know. I'd be happy to prepare one for you.

Good Luck!

One of the things I always look at for my buyers is whether or not the particular area/subdivision is keeping it's value as a whole. Some subdivisions tend to keep their value better than others whether the homes are older properties or not. For example, Alamo Hts has much older homes as a whole but the value of these homes stay consistent simply because they are in Alamo Hts.

Also, the bulk of your property taxes will be the cost of the school district. I always educate my buyers on which property taxes are costlier simply because of the school district they are in. Some insist on living in certain school districts because of children at home. Others have no children or have children that are grown up and sometimes tend to choose the less expensive districts to save on property taxes.

Proximity to work, tax rates, proximity to health care, age of the home, presence of a Home Owners Association just to name a few.

How else can I be of help to you???
