All of the concerns that you have are valid concerns, and once a contract is written then you will have an option period. This is basically an inspection period. Within this option period you will have the opportunity to have the property inspected and a termite inspection. This cost runs approximately $250.00 for both a property inspection and termite inspection.
Buying a 50 to 40 year old home could be advantageous because more than likely the home has had updating to the HVAC system and electrical and plumbing.
Once we have the inspection we can get together and look to see if there are any repairs that need to be negotiated. There are a few things that you have to realize when you buy a home in that area.
1. They are not new homes and there are going to have little things wrong with them. What we are looking for big items: structural, electrical, plumbing, roof, etc.
2. In requesting repairs you have to look at what you are purchasing the home for. If we have beat the seller down on the price he/she maybe reluctant to make the requested repairs. The seller may feel that they have already discounted the home because of the condition.
3. The last thing to remember is this. The bigger the issue the more likely the seller is to make the repair. The reason is because on things like roof, electrical and so forth, the seller will have to address that issue regardless of what buyer comes along. So he might as well deal with the buyer he already has. It comes down to the old saying. "A bird in the hand . . ."
