Well, this is a PERFECT example of why not to TRUST the property information provided on any site like trulia, zillow, sellsius, etc. These sites are not drawing their information directly from the MLS or from the tax records, so they cannot be expected to provide an accurate and complete profile of property information.

PLEASE call a professional real estate agent for the most reliable info. Or, in this instance, make sure the tax record is updated and ignore what you read about properties on sites like these.

Hate to say it, because I like trulia.com, but this is a downfall of the site.

I have seen this many times with data aggregator sites like trulia and zillow. Sometimes the information is not updated very often. If you would like a quick estimate of the current value of your home I could email you the AVM value, this is an automated appraisal that is done through Northstar MLS. There is no cost to this and I can send it to you with in a few minutes, let me know.

You can contact Trulia to have them update your home's sold information which will change the estimated value once it's updated. They do obtain their information through public records.
Call Trulia at: 888-466-3501 M-F from 7:00 am to 4:00 pm PST.

Market Value is a "snapshot" of what the house is worth NOW!
It doesn't matter what the history was; other than the age can matter.
We are looking at what the Comps are selling for now; or at least within the last few months.
Appraisals and CMAs take all the information in consideration.
