Mary, Both Buyer and Seller in North Manchester, IN

The house we live in now , we own. It isn't in the best shape but we would like to sell it to get another house. How do we go about this.?

What do you mean by "isn't in the best shape?" I would first talk to a few Realtors, review their CMA (comparative market analysis) to see what they think the house will sell for, and review their marketing plan. You should also get their opinion on what you should or shouldn't do to prepare the home for sale. Pick the agent who you feel most comfortable with.

Besides the options that the others have presented, you could offer to sell your property with creative financing (which will make your property available to the largest pool of buyers), and yield you a sales higher price. Another option is for you to equity partner with an investor; s/he'd rehab the property, flip it, and split the proceeds with you. Please let me know if you're interested either of these options, because I might be interested in the property. Additionally, you might want to reach out to some other investors in your area.

Hi Mary, definitely list it with a realtor, at a good price, and see if you can find someone with a deisgnation called "203K", that is an FHA program that allows the buyer to finance both the purchase price and any fix up costs. If there is a Residential Home Funding in your area they can help you find a local realtor that is familiar with the program and the program will make your home more attractive to a bigger pool of buyers. List it at a fair price quickly and buy the new one before interest rates go up.
