Summerlin retirement home

I'm looking to purchase a retirement home in las Vegas for my parents in the $100-125k range, 2-3br/2ba, ~1300sq.ft. (don't mind short-sale, foreclosure, just want the best value for my money). I've done some research and like Summerlin, though am open to other areas. Is this price range realistic? We'll be in LV mid-July for a few days and will look at a few areas. Would like some guidance.

Retirement homes can be a great solution for elderly people. Especially if your spouse has passed on and you are too fragile to live on your own. Try checking yellow pages and recommendations from that area.

That price range is realistic for what you are looking for. Mentioning retirement makes me think of Sun City Summerlin. There are currently 4 homes in that price range on the market there. One single family and three townhomes. They have been on the market from 9 to 50 days, I'll be putting an offer in on the single family home tomorrow. Sun City has a wealth of amenities for seniors. Three golf courses, five rec centers, something like 70 clubs, and 24 hour roving security patrols. Close shopping, entertainment, and casinos.
I have a handout about Sun City that I pass out at open houses, and could mail or email you a copy.
I will be out of town until July 18th, however if you are in town and interested I can get another agent to show you around.

I hope you are ready to pay cash for that price range in Summerlin and close within 30 days or less.
This market is on fire, and to get anything this low will require an immediate decision. I expect 20% pop in prices from this level in Summerlin in the next 12 months

It will be tough ( not impossible ) to find Summerlin properties in that price range.

We would be more likely to find something on the perimeters.

Sun City , which is an age restricted community may be an option for you to......

Great questions!
Here are two, recent sales to give you some idea about that area....2147 Hallston, $104,000 -
2 bd/2ba, 2 car... 6/5/12/ The next one 10310 Cogswell, 2 bd/2 ba/2 car/ $125,000 - on 5/31/12.
Both of these are located in Sun City Summerlin - a 55+ community. Both would fit into your criteria. There are approximately 137 for sale in that area at this time. Hope this helps! KL

Thank you for your interest and inquire about homes in the valley for your parents. It is possible to find good values, but Summerlin is going to be a bit more pricey. Have you though about new homes? Builders today have great values on homes. The good thing is that everything is brand new...You might consider this as an option~~the homes are very nice, and some new developments are on the edge of Summerlin with very affordable HOA. Great question.

You'll have a couple of options in Summerlin in that price range, but will have more to choose from just outside of the area. If you're able to go up in price to the $125-175k range, then you'll likely have more luck in Summerlin. Have you considered a townhouse or condo?
