If YOU NEED a mortgage to buy this property ABSOLUTELY DO NOT waive the contingency. If you can't get financing, without the contingency you are stil on the hook for the property.

Try to be a bit more specific, Abby. If you are a buyer, and the seller is asking you to waive a financing contingency, you need to consult your mortgage lender and Realtor. If you have any reason to think you may not have your loan go through, you're risking your earnest money.
