Should the square footage of an added on room that is not part of the central cooling system be included in the overall square footage of the home?

I'm in the process of selling my house and an issue regarding an added on room has come up. The added room was once a single car carport and is not part of the central heating and cooling system. The room has a window type A/C unit built into a side wall and is in good working order. A potential buyer does believes the square footage of the room should Not be included in the overall livable square footage of the house. Is this correct?

Correct we should NOT include the garage enclosure as added livable area due to the lack of central heating/cooling.

Has this buyer already submitted a contract? Is the buyer asking this, the home inspector, or appraiser?

The answer could go either way as Brenda pointed out.

Why is this an issue?

Did an appraisal come in low?

Is the buyer negotiating price?

Is it an Inspection issue?

It will depend upon the quality of the workmanship. An appraiser will look at how it was done. Was the floor made to be on the same level as the home? Is the room heated and cooled. Unfortunately it needs to have heat even though not very necessary here in AZ. There has to be a window and a door. It doesn't mean that an appraiser would not give value for a room that is not added in the most optimal way, but they won't give as much value for it if it isn't.
