Should I be responsible to pay for a home appraisal if I did not buy the house.?

Asked by Cody, Saint Louis, MO Mon Jan 26, 2009

Me and a friends almost bought a house from his mom. I paid for the inspection on my own since they did not want one. I realized there were some issues with the house that made me second guess buying the home. When I asked if she would be willing to pay for some of the closing cost and she declined I backed out. However the appraisal was already done. 3 months later she send me a bill for the appraisal. What should I do?

Unfortunately, if the appraisal has already been done, it needs to be paid. Usually the lender is the one that orders an appraisal, and the lender might have passed along the bill to your friend's mom. It's possible if you work with that lender to purchase another home that they might waive the appraisal fees on both, but you'll need to discuss that with the lender. Good luck!

Who ordered the appraisal??? If the appraisal was already done, someone needs to pay for it. Usually it is the buyer, but that fee is usually paid for at the time of loan application, so you may have already paid for it! Did your friend's mom order it in order to come up with an asking price for the home? If so, you should not have to pay for it.
