Searching for a four plex (4plex) in the LA/Ventura county area, where to look

I am interested in purchasing a four plex (4plex) in the LA/Ventura county area. I will live in one unit and rent the others. Where can I view extensive listing of such property.

You can go to my website, http://.heidigolff.com and click on the "search for properties" link. No sign ins or games - just up to the minute information on income properties. While you are at it, you can get valuable information on 1031 tax-deferred exchanges and Prop 60 & 90 rules for people over the age of 55 making a purchase.

The best way, of course, is to call me or email me with the specifics of your property desires and price range. If you don't already have a lender, I have 2 or 3 who are reliable and honest at your disposal. I can then set up an automatic email program that will send listings directly into your email as they appear for sale. I have extensive experience in residential income property. Ventura County is my turf!

You can search the most up-to-date Los Angeles area MLS listings at the following Web site (no log-in required and you can view the search results immediately) - just be sure to select "Residential Income" as the property type:

The MLS has resiential income property listings. You can search free from my website and without registration. Loopnet.com also has duplex/triplex/fourplex listings in Los Angeles and other areas.

Hello Howard,
A fourplex is a wonderful type of property and there are several reasons. The main reason is that you can get a residential loan on the property as oppose to a commerical loan. Commerical loans require a larger down payment and residential loans do not.

Check out http://www.loopnet.com and the local MLS. For LA, that is http://www.themls.com.

If you are interested in the Westside of LA, you can contact us. You should know that rents do not cover the monthly costs unless you have a big down payment on the Westside of LA.

Howard, there are just too many agents out there that don't know how to market these properties--there are so many numbers involved, and most agents that don't work with them full time don't know how to relay the numbers or even how to figure the numbers, so it is definitely worth your time to find an agent that works full time with investment properties. I analyze numerous properties on a daily basis, and would be more than happy to share my knowledge with you. There are some good deals out there, but there are far more money pits, if you know what I mean. The place way to start your search is to contact a Realtor. He/She will have access to listings of most property types. You may also want to try to find one that is located nar the border of both conties as each of theses counties has a different MLS system.
