the houses in the shadow cliffs have a HOA, are these homes condsider condos or single family residents? does the HOA allow additions to the house?

Dear M:

No they are not considered Condos, but 'PUD' which stands for Planned Urban Development. Homeowner associations are formed so that residents continue to adhere to the CC&R's established, such as the up keep of common area's, a club house, neighborhood appearance etc.

Some Homeowner Associations have restrictions which will limit or control the amount of remodeling of a home including exterior changes (increasing the size of a home for example).

During the process of buying a home the prospective buyer will have to review the CC&R's, sign and agree to them prior to close of escrow. Should a buyer wish to know in advance of making an offer they can ask their Real Estate agent to help them obtain a copy of the CC&R's in advance.
