Resale value of Homes on the other side of valley ranch that falls under carrollton - farmers branch ISD?

Asked by homebuyer123, Irving, TX Thu Jun 21, 2012

Hello experts.

we were looking at some housed in 75063 and we like someof them that fall under carrollton - farmers branch ISD. The house cost is less and they are newer compared to houses on the other side of macarthur that fall under coppell ISD.

I know this affects resale value but i want to know how much? we might plan to sell the house that we buy and move to a bigger new house after 5 years. and carrollton / famers branch ISD does not have good ratings.

please advise.

thank you.

There are benefits to both sides of the street.
Some people like Coppell schools, others don't.
In five years there could be a significant change in either school system.
Some people don't care about schools.

One thing I like in VR on the CFB side is the schools are all in the neighborhood..not more than a couple miles away. Also nearby in La Villita the elementary school in CFB is exemplary. Where will those kids go to middle and HS?

If you live on the Coppell side, only the elementary is in the neighborhood. Middles school is maybe 4miles away and high school 6 or 8miles. That's pretty far to walk home.

On the Coppell side you also have the Northlake issue, which could change everything?

If you're thinking purely about resale value, you'd think you could get a better price now, and perhaps have the same margins later when you resale. I'm not really sure there is a big price difference. I've never really noticed that, or that homes in one school district sell faster than another in VR.

I'm not sure there is a big age difference too. They're still building on both sides of MacArthur. However it is townhomes on the CFB side and $400 or $500K on the Coppell side currently.

Just let me know if you'd like to see inside any of the homes on either side of MacArthur and you can search this link for homes in 75063 zip code....or if you want to look at only either school district you can click on the advanced search tab to add school districts.

Hi Homebuyer123,

Here is a list of townhome in the Carrollton-farmers branch ISD:

http://ntreislistings.marketlinx.com/SearchDetail/Scripts/Pr…

They ranged from $230k and up.

As many of the agents have already said that we cant predict what the price will go for in 5 years. But with the current interest rate and the price is still on the low side now. Its a defintely a good time to buy to live in. Even if you sell it for only 5% more than what you paid for your home. You are pretty much live in the house for 5 years rent free! You dont need a calculator to add up the savings!

Good luck with your home search and please let me know if you need help!

Doesn't really matter on the resell since if you buy at the right price odds are the home will appreciate whether you buy in Coppell ISD or CFB.

There are always buyers at the right price. Some will prefer Coppell schools, to others it won't matter. No one can predict what will happen in 5 years, but in the past 5 years homes in Valley Ranch have followed the same increase/decrease patterns on both sides of MacArthur. Buy it at the right price, no matter where it is, then sell it at the right price when the time comes - that's the part that's important.
