Jon - when looking at townhomes or condominiums, be careful of what truly is considered a condominium. Many townhomes, though not condo in appearance are actually condos, as you do not own the lot. If you're an FHA buyer, it is sometimes harder to get financing on a condominium, thought certain plans are FHA approved.

check to see what the HOA fee covers and the history of what the fees were far back as you tell, some HOAS increase it alot every year and others dont...if you dont want to shovel snow, cut grass or care if you have a yard then go with a condo, but also be sure you like living close to others, check out who your neighbors are, go at different times of the day to see what is going on, go alot and watch things as much as you can, get police reports on the area too, street repuatations should be checked out, ask around...now if you would miss your own yard, prefer to have your privacy and dont mind doing repair work, go with a home...but check out both to be sure, and good luck.
