Property with rock in basement will it have safety and resale issue ?

Hi Uma,
Rock in a basement might have issue for the future buyers. If you have checked RADON and there is NO WATER ISSUE then you can cover it at least from 3 sides so it will become a bench for a sitting area ( i believe the rock is in the corner or at least towards wall ).

As a realtor, I would always advise my clients to seek the help of a good inspector, and one who has experience with older homes. I have seen many homes that have been built on or around big boulders, and/or with stone foundations...If they are properly waterproofed, and vented for radon (which you would want to have the radon test regardless) there are simple and inexpensive remedies for radon. If water is an issue, it is very individual - and costs will vary accordingly...

Hi Uma,

As phrased, that is a loaded question. The presence of rock in a basement may deter some possible buyers in the future, all things considered; it's not really an asset. As to health, that is why you have a radon test performed. The results will let you know whether a mitigation system should be installed.
