I always love posts like these becaus they bring out the "Hey Look At me, I'm a Realtor" type posts... I love the ones that say "I live out there" :) But... none of that means anything to you as a buyer... so I'll level with you... There are some scary questions you should ask when interviewing who will help you with what may be your largest investment.
So.. let's just throw out some questions that 99% of agents out there are scared to death you will ask.. :)
#1 - Why would I work with you instead of any one of the other 5000 Realtors in San Antonio
#2 - How many homes have you actually represented the buyer for, and can you show me your stats in the MLS sytem
#3 - How many years experince do you have doing real estate?
#4 - Are you a FULL TIME Realtor (beware of those who do real estate as a 2nd job!!)
#5 - Do you have an references I can call right now?
#6 - Which lender will you refer me to for my loan, and how long have you worked with them?
#7 - Tell me why I need you as my buyer's agent.
#8 - How many buyers are you working with right now?
Most agents really don't have strong answers to these questions. I would intervew quite a few before you settle on one.
You want the agent that is ready to work hard for you to get the best deal. Get the seller to pay your closing costs, come down on the price, make repairs, etc. They need to be more focused on what you need than they are on their commissions. That's the key. There are a lot of REALLY BAD Realtors in San Antonio, and there are some really good ones...
