These days, businesses are for sale without real estate, and vice versa. Any resources or agents specialized in selling real estate with business? Thanks a lot.

Yes a Realtor or Borker can help you with this. There are listings on the MLS for businesses as well as commercial real estate. You can also look at Loopnet.com. IWhat part of California are you looking. If you are close to the bay area, feel free to email me.

I would hire a CPA to look over the P&L's of the business. The real estate part of the transaction is fairly straight forward but the associated leases, property and most important cash flow is where you could get hurt. I would seek out an attorney who specailizes in that particular industry and make sure he gives you at least 3 references of similar transactions he worked on. Look at Bizben.com to see comparable businesses for sale. Ask questions of those business owners before you purchase...the information you gain by shopping other similar businesses will give you more information about your purchase & good luck.
