Palm Desert best cash flow?

I found this site

It indicates that Palm Desert has the highest cash flow. For example, it is indicating 2000 sq ft SFR can rent for $2000-2500/month. I don't see how that is possible since these type of homes cost in the upwards of $275k At 5% interest rates and 20% down, these numbers do not look believable.

Estimated rent is $5,365/month? Cash flow is $2,592/month? For a 1400 sq ft place? I don't believe.

These estimates are kind of ridiculous don't you think?

These are all way to high. Who ever came up with thsese numbers is not to be trusted.

My experiences with finestexpert.com have been pretty accurate for rental estimates, but Palm Desert seems to INFLATE rental prices quite a bit.
