As a home buyer, the only opinion that matters is yours! It could be priced fine, but if it doesn't work for you in terms of amenities, features, drawbacks, location, etc, than the price doesn't really matter.

A strong agent can help you think about a property, and help you make the most of your decsion.

In response to the your question as to whether this is a good value, the answer is yes. Based on comparables, this townhome is priced right. The seller has factored in the fact that the home is on a main street. If this townhome was on a side street, it would sell for the high $400's.

This place has been over priced for almost a full year likely because of its location to 135. It finally dropped to a better value at $449,000 and then went under agreement on 4/26 but it just came back on the market perhaps due to the inspection results or the buyers financing.

The townhome is beautiful. It has been on the market since 2007 at an inflated price of $524,000. Since then, the seller has been chasing the market. In August of 2009, the home was listed for $485,000, went Under Agreement the end of April, 2010 when the property was listed for 449,000, back on the market on May 1st.

The townhome is located on Route 135 which is a main road. The location is desirable because it is within walking distance to downtown Natick and all the wonderful shops,restaurants, main library, and public transportation.

There may also be mortgage restrictions depending on how many units in the complex are owner occupied.
