Opinion on the lake properties called , " The Shores" and "The Water's Edge Ranch " in Athens , Texas.

Opinion on the pricing offered and what are the taxes down there? Its said that you dont have to build right away, any small print there?

I received more info on these areas and they both seem very nice. You got my curiosity peeked too so I may just explore it too. Although the waterfront lots are about 100K... seems a bit steep, if they come down to the 60-70K range, they would be a steal. Although considering that they are selling waterfront lots (just a city lot, not an acre) on Lake Ray Hubbard at 300K, it would seem as a great deal at what they're asking.

Confer with the county tax office regarding taxes in Athens, which is a pretty location. You might also consider Holly Lake Ranch which is a gated golf community in East Texas not far from Athens.

One of Awesome things about using a Realtor is that YOU DONT PAY ANY COMMISSION when you buy a house ! I would get with a good experienced Realtor ( hint hint ) who can help you negotiate things - obvious as well as unexpected things that will come up!

I think that as a long term investment, it's an excellent buy as long as it's a waterfront not just water access lot not in a cove. They certainly look very appealing. I haven't been there but I like the idea of an acre right on the water. The Shores look very nice. If you like fishing, seems like both are a nice spot.
