Once the bank receives the title from the attorney, how long does it generally take to close?

Has the attorney already done everything necessary with the title? If there were going to be problems with the title, would I know about it before the attorney sends it? Generally, after the bank receives the title, how long until they will let me schedule a closing date?

If your attorney has the title he will let you know if the property has something that might affect you getting a full committment from your bank. Often times, violations show up when a municipal search is done. For e.g. if the owner put in Central A/C, and did not get a permit or a Certificate of Compliance, then that would be a violation. If you are using a Real Estate agent, then your agent can find out that information for you, that is their job.

This question is best left to your attorney to answer as he/she is responsible for tying up all necessary items which are likely the conditions your lender has requested in order to give a clear to close.

That being said, on average, you can expect to be able to schedule a close within 2 to 3 weeks.

There is no "general" answer here. If the title and/or municipal report unearth issues that seller has to clear up prior to closing, you will be waiting until the issues are cleared. The title has nothing at all to do with the buyer(s) ability to get a mortgage. Credit, income and asset conditions all need to be satisfied before the file can get cleared to close.
