Officials are reporting home prices increased in Nov. in the LV area. Are all neighborhoods experiencing this trends? Any exceptions?

The Greater Las Vegas Association of Realtors announced Monday that the median price of a home sold in southern Nevada has stayed the same or gone up in 10 of the past 11 months.

Yes all has gone up but not all the same % of increase. Once again, the rule of thumb is Location, Location, Location and Price Point. Investors are focusing in on homes between 115 and 145 so there is good competition on these home prices and the locations that hold them. Homes between 1200 and 1800sf are highly desireable for investors as well. If you want the better deals go for the larger homes over 150 and you have good chance of getting good deal still. Yes we have seen prices go up. It is not always the same across the board. It is location. Also we have seen prices driven up by a very low inventory and a high demand. We are starting to see more equity sellers which is always a good sign. Everyone is hoping we will continue to see an upward trend.

Best Median Price Increase thru Oct 12 Las Vegas Area 19.7% Sunrise Mountain


The median sales price for homes in Sunrise Manor, Las Vegas for Aug 12 to Oct 12 was $85,000 based on 842 sales. Compared to the same period one year ago, the median sales price increased 19.7%, or $14,000
