Not roof repaired on Castle Hills houses?

I am interested in buying a house on Castle Hills. However the house disclosure did not mention that the current owners have repaired the roof which is strange to me since the DFW area have several hail storms. Why this is not being disclosed?

Ask your agent to get a Clue Report from a insurance co. This will let you know if a claim has been made for roof damage. If no claim has been made your agent shouldhave a bonded roofing co. that will do a free inspection of the roof.

you need a good realtor they should be able to tell you if is disclosure required ,, how bad is the damage, and was it repaired properly. What caused the damage, ? age, hail, wind,

That could be a factor that they didn't address that they may have needed or wanted to. I'd directly contact them or an adviser to find out if the house's roof has been repaired. With the hail storms in Castle Hills, you definitely need to be safe by double checking. A realtor would be the best bet to find out for sure because he has the resources to find that sort of information out. Hope this helps, Jcarvaja!

I would definitely make sure that the damage is fixed from the past storms. You don't want to move into a house with roof damage. This can cause future problems and make the situation worse. I don't really see what the problem is. If the roof has been repaired, it shouldn't be a problem. In fact, I would be happy about. The fact that the roof has been repaired recently means that it should last a long time.

That actually would raise an eyebrow if the area is known to have several hail storms. I would look into this specifically since they didn't disclose anything for the roof. I bet you'd find some damages to the roof if you had some roofers inspect it. Be careful of buying anything until you have the place checked out, especially in this roofing instance. Talking to your realtor about it sounds like a good way to go. Hopefully they can find out what kind of damage it was along with the extent of the repairs. If the owners did the repairs themselves, you might want to investigate further. Some people are really good with fixing things themselves, but you should still thoroughly check it out.

Talk to you agent about your concern and make sure to get the home inspected. You can also hire a roofer to inspect the roof.

Does it have hail damage?
Did they file a claim, get paid, and not fix it?
Lots of different situations.
A great realtor and inspector will help you get these questions answered.
There may or may not be anything to disclose or cause for concern.

You may have disclosures that have not been updated as of yet, or they may be in the process of replacing the entire roof, which then will not say roof repair, but rather roof replaced on this date.
