Hi Mike,

first I would recommend check with your bank in your home country sometimes they have affiliations with banks in the US and are able to lend you the money.

If you do need a lender here in the US than there are a few who want to lend you money. You need proof of funds and most likely hard assets to bake up the loan. Also you could consider properties with owner financing.

I am from Europe my self so I know what I am talking about and know the ins and outs when buying property in the US.

Everything is possible but for foreign nationals borrowers, there are limitations as mentioned by everyone herein.

I recommend that you call Donna Drake at BB&T bank (954) 396-5922. She has great plans for foreign national buyers/investors. Or, in my experience as an International Residential Specialist, I find that many foreigners acquire loans in their countries and buy cash down here. That way it is not only easier for them but they tend to get better interest rates in their countries than what US lenders can offer because, consider this: US lenders take a grater risk to loan to a foreigner so interest rates and other limitations will take place.

There will be different guidelines on how much you are required to put down to purchase a property here in South Florida. The standard down payment requirement quoted is 30% for foreign nationals, but there are other options with less money down to preserve capital. Some factors would be your ability to provide employment documentation as well as verifying assets. The best thing would be to get put in touch with a lender that specializing in facilitating foreign national loans in South Florida. Hi Mikey: Foreign National Loans are available to international buyers and currently, you will need to put down 30% of the sales price with your own funds.

As you already know, Florida is one of the most popular property markets for foreign investors. The U.S. government has very lenient policies on real estate investments by foreign nationals, especially with regard to residential properties, both primary and vacation (second) homes. Most Florida real estate transactions are performed without the aid of an attorney, and there are no sales taxes involved. (There are minor intangibles taxes). You may also already know that real estate buyers do not typically pay buyer's agents a fee for their services - sellers pay the commissions that go to the Realtors. There are, however, closing costs that are associated with the transaction. These include things like title searches, title insurance, document preparation, recording fees, etc. These charges are handled by the title company, which coordinates the closing. If you intend to finance any part of your purchase, the lender will require you to pay additional costs, including the cost of insuring the property. As a broad rule of thumb, the estimated costs associated with the purchase of Florida property range from about 3 - 7% of the purchase price. That's not meant to be anything more than a rough estimate.
