New home buying - I am thinking about buying a new constructed homes out west of Elgin, IL. I know that there

are some new townhomes communities sprouting all over the area (Cambridge, Centex, and etc). But I'm not looking for here's my question.

Are there any other new house community being planned for the area?

Cameron - I live in the Providence Subdivision and I have done a lot of business with all the builders in the area. There are plans for additional developments, however due to the market the builders are reserved in moving forward. So it will be a couple of years before the next development takes place (2010).

Pam - In today's market you need to be working with a local agent, like myself. Here's why, we have listings like yours that we sell. While trying to sell listings like yours, we are putting together a data base of potential buyers that have come through our listings and didn't buy, but they are Buyers. We keep in touch with these buyers so when we acquire a listing like yours we usually have a small data base to work with. E-mail me for more details.

Go to any grocery store and in the front where they give away the free magazines look for "New Homes Buyers Guide".

Pam's comments go the the heart of buying in any town filled with new construction. Just as you want new, so too will others where new construction abounds. Plan on staing a good 5 years or so till the construction dies down or consider buying in a community with limited new constrution opportunities. Another thing to consider is that property near public transportation are likely to have stronger appreciation if gas prices remain high. Can I ask why you are buying new - when there are so many great existing homes? We have been trying to sell our house in West Elgin - and everyone says our house is great (and looks like a model)...but then they buy new construction - so I am just curious...what swings your vote from existing to new? I hope you reply. Thanks

Cameron - Most of the town home communities also offer single family homes. Depending on your price point, there are "cookie cutter" subdivisions all the way up to luxury custom built homes. Many builders are extremely slow right now, so it's a great time for deal on new construction. Email me at and I will be happy to send you some new construction home listings.
