Would like to know association fees, golf/beach club membership fees for Grand harbor as well. This would be "snowbird" residence.

What a great choice! You can have it all at Grand Harbor!

There are various communities within Grand Harbor that offer Condominiums and Townhomes. HOA fees vary by the communites and range from $1,600 to $2,600 per quarter.

Membership to the Spectacular Beach Club, Clubhouse, Golf, Fitness and Tennis Facilities is available at several levels. The Golf & Tennis membership is $45,000 with annual dues of $4,178. The Social Membership is $12,500 with annual dues of $2,016 and does allow several Golf & Tennis days. They are equity memberships and if you will contact me I can provide you with all the levels and fees.

Fees vary, between $1600 and 2100 a quarter or so. Full golf is $75K equity membership, with 80% or current value to you when you sell . Check the link below for current listings....

While the fees in Grand Harbor will vary by community, all include a community pool for the specific neighborhood and in the case of condominiums, also include your pro-rata share of wind storm and homeowner's insurance (which leaves your personal insurance liability essentially for contents, kitchen cabinets and all things 'from the sheetrock in' as the Association owns the walls and roofs.) There are several categories of membership from social through golf, we'd be happy to send a score card, photos and more detail.
Keep in mind that Grand Harbor is comprised of mini-communities of a variety of housing options, ranging from condos that overlook the golf course to townhomes with fireplaces and homes whose dues include yard maintenance for condo convenience in a single family setting. Call or write for our list of BUY rated properties among the varied communities there, including how long they've been on the market, seller motivation and other key factors that help a buyer sift through inventory for the best opportunities.

Grand Harbor is a large luxurious community with many amenities and Homeowner Association fees concurrent with the considerable community property and the guarded gate entrance.

There are various villages within Grand Harbor, some condos and some single family homes in different price ranges. Condo ownership involves building maintenance fees as well as the general community fees.

Membership in the Clubhouse, Beach Club, Tennis and Golf facilities is available at several levels that include social, sports, and golf amenities at additional cost for equity membership and additional annual dues.

A full membership at Grand Harbor is $75,000 with annual fees of $8,270. That would include golf, tennis and social. More info can be found at the link below.

The questions you left unasked make any answer of any value to you improbable. Your best course of action is to make a buyer agency agreement with a local REALTOR member of the MLS.
