My wife and I are first time buyers. What should we expext to pay an agent? We've been told a different

percentages at closing. Also, are sherriff sales a good option? How can you find out about foreclosures locally?

A home buyer generally does not need to pay as the listing agent shares the overall commission and offers what is called a co-op.

On a for sale by owner, you will have to pay the buyers agent or have the seller pay the agent. Commissions can vary and are negiotable but I would say average around 2.5%.

Normally when buying a house, you do not pay the commission. The commission is coming from the seller, unless the seller has not offered to pay a buyers agent. These cases would normally be a for sale by owner, some auction properties, or at tax/sheriff sale. If this is the case, and you have entered into a buyers agency agreement with an agent, you can expect to add between 2-3% to the purchase price of the property for their services. However, it is always negotiated between buyer and agent.

Generaly the seller pays the buyers agent commision. This varies from case to case but is always negotiable. Sheriff sales maybre a good option if you are handy and don't mind some sweat equity. The sheriffs office will have a list of the properties to be sold. Foreclosures are listed like other properties and an agent can help you find them. Also as first time buyers, you could get up to an $8,000.00 tax credit.If you have ant other questions, or would just like to talk to an agent give me a call.

Hi Buyer,

If you are interested in a foreclosure (not short sale or reo) then please be aware that you'll likely need to buy in cash. Considering your location though it might be possible to buy a very nice home at the sheriff's auction for only $10-30K? Good luck!

Ususally the Buyer's agent will get paid by the seller of the property , if the house is listed with an Real Estate office. The only time that can vary is if you like a home that is For Sale By Owner . In that case, the Buyer's agent you are working with can negotiate their comission with the Owner of the house. As a home buyer, you typically will not need to pay your agent. The seller usually would pay the buyers agent's fee. The exception to this is when there is a short sale or bank owned property that refuses to pay. I would be happy to more thoroughly go through this if you call me at 888-762-1554.
