Hi there, I want to congratulate you in make the decision into homebuying. This is a great time to buy. In this market, you need to have either good credit or good income. You have one of those so there are more chances on getting you a home. You have received great advice as I see on the answers. I would suggest you contact a Realtor, and learn about your options. You need someone that understand that this will be your Home to live in. I work with a lot of the new home builders in the area of Davenport and this might be the best route for you. First steps:

Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for. The Mortgage Banker can review your credit and give you a clear estimate of where you stand on your credit today.

If your credit is less then outstanding here are some steps to help fix your credit:

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you'll need to establish several in order to create a viable credit history.

I have found that CONSUMER ACTION is an excellent resource for objective advice on all things credit related. You'll find free and sincere advice on everything from settling collection accounts to rebuilding credit to building credit from scratch on their website.

As I'm sure you know, now is a good time to look at investing or purchasing real estate. The projections of good equity gains of prudent purchases is brigher now than it has been in the past six years.

You may also be aware alternative methods exist for purchasing real estate based on your circumstnces. You would be well advised to chat with a real estate consultant to assess your situation, the real estate you need, the real esate available and the source for funding that has a historic record of closing on time, under budget and without all the non-sense most lender will impose.
