My husband and I wants to buy a house in West Orange NJ. We are looking for a 4 bed room home with full basement. Price range 400 w/ taxes 12000

Would Livingston or Montclair be a better choice to start a family. We both work in Essex county.

Good question!
I have an office in W. Orange and lived in Livingston for 25 yrs., so I know the area extremely well.
You will probably be able to buy more home for your budget in W.Orange, but there are other factors to consider.
Please give me a call and make an appt. for us to sit face to face and look at what's available, as well as discussing both towns and Montclair, Roseland, Verona.
I think you will find it a worthwhile use of your time.

You'll find a few homes at this price in Livingston and Montclair depending on condition and location but you'll have more choices in West Orange. I'd also suggest Caldwell, West Caldwell and parts of Little Falls (in Passaic Co.). They generally have less taxes.

Melly, I think you should narrow down which town you like best and then concentrate on finding a house. They are all great choices but each has a different vibe. You can get some additional community info on my website:

You will get the most for your money in W. Orange, then Livingston and then Montclair. $12,000 in taxes might be a bit ambitious. Taxes in our area are notoriously high.

Both West Orange and Livingston are very nice towns to start a family in. Good schools, plenty of restaurants, Turtle Back Zoo, skating arena, South Mountain Reservation just to name a few. These are also a good choice for NY commuters.You could definitely find a nice start-up house in the price range you have set. Please let me know if I can be of assistance.

You are on the right track, Route 280, east and west.
Both towns offer an easy commute to work.
Homes in this price range? I'm thinking Plenty.
When you qualify for a mortgage, take your pick.

I did a quick search in all 3 areas and found homes available in each around your budget with 4 bd, full basement and taxes under $12,000 according to the MLS.

To help narrow down your options, think of what is most important to you when finding a new home and location and see which homes in either of these areas best offers what you are looking for.
Tour the cities, schools, nearby attractions and chat with the locals to also get a better feel and opinions from residents that actually reside in those areas.

Andrew - I am sure the residents of West Orange will appreciate your opinion (not)...... not to mention that agents shouldn't put a personal spin (not very professional or ethical) on what they deem to be "good" or "better" towns!

Melly - all 3 towns you mentioned are good possibilities - your price range and expectations and style preferences may help determine which is the best fit for you.

You should be able to buy more house in West Orange, although the taxes may also be a bit higher - your $12,000 tax budget should work, and $350,000 - 400,000 will give you most of the itme on your wish list in W. Orange.

The price point in Montclair and Livingston may be a bit higher, but taxes (in Livingston) will be lower.
So...what do I suggest?
I suggest you take a look in all 3 communities so you can compare and contrast what your price will allow and "looks like".
Once you get a feel for all 3 towns........(you might even wind up including a few additional nearby towns - the Caldwells, Roseland, for example) you will be able to assess which is the town you want to settle in

I think overall Livingston and Montclair are better towns than West Orange but they are 2 different towns and it depends on the lifestyle you are looking for.

Its hard to answer your questions about which town is better...
I met with a client yesterday that was asking the same question and after meeting for about 30 minutes and asking few important questions we figured it out for them.

I think that you should find a realtor you trust who will help you determine which town works best for you. Each of the towns you mentioned will offer different things so you need to find out what each town will give you and how many options are available in your budget in each town.
