My husband and I are looking at two locations, and wonder what the best choice would be as far as comminity,

city, county, best schools, best home value and best area to live for young family? We are deciding between Shadow Creek Ranch in Pearland or Sienna Plantation in Missouri City??? Thanks!

Hi again Vero, I would say one of the best communities is in the North part of Houston in The Woodlands, Texas. The Woodlands recently became a city and it is one of the most coveted cities in the nation. The Woodlands is of course a heavily wooded community with a huge man made lake and a waterway that is currently being developed with high end townhomes, Choreographed waterfalls and multiple color waterfall for the children to play. Here we have what are called Villages, not subdivisions because each vilalge has its own amenities, such as pools, parks, walking trails and many times its own shopping center. Look up Market Street in the Woodlands and see the upscale shops and restaurants!. Home prices here in the Woodlands are still affordable but I believe that in one year or two prices are going to shoot up with all the development going on here. I live in the Woodlands and it so convenient to everything. We have our own mall, medical center and beautiful surroundings to see and enjoy everyday. Great schools too! Sienna Plantation is a little more upscale yet still affordable. In my personal view, Pearland is a little more "country" if you will. Sienna Plantation is in the Fort Bend School District which has outstanding schools, teachers and administrators.

Both of these neighborhoods are very good communities. They are both master planned communities that are still growing. New schools are being built every year in these neighborhoods. The best way to find out about the schools is to visit their websites and look at their test scores. If you are working with a realtor ask your realtor for a market report for these neighborhoods. If not you are welcome to visit my website and request a market report. A market report will show the value of the homes and breakdown the condition of the neighborhood.

A lot would depend on what you are looking for in a neighborhood. Shadow Creek Ranch is located in the Alvin Independent School District (ISD), which is a small school district with one high school. Shadow Creek Ranch does have elementary and intermediate schools in the neighborhood, but you have to travel over 10 miles to the high school. The majority of the surrounding area of Pearland is located in a different school district, the much larger Pearland ISD. Pearland has very much of a small town atmosphere, but has easy access to downtown Houston. Sienna Plantation is located in the much larger Fort Bend ISD with elementary and intermediate schools in the neighborhood and has the high school located just outside of Sienna Plantation. Missouri City is located directly adjacent to the City of Sugar Land, which is improved with a large regional mall, town square with shopping, and many choices in restaurants. I think Shadow Creek Ranch is great if you are wanting to live in a small town atmosphere. Sienna Plantation would be my choice if you want to live in a suburban area with great shopping, restaurants, parks, and other amenities. You can contact me at
