My husband & I are looking to buy our first home in Tampa, Fl. His credit is 710, mine is 610, is it possible to get a mortgage loan?

There are still some lenders that offer home loans with a score of 580.. I'd suggest The Lenders Network. They are a free service designed to help people find the right lender that offers the right loan product that fits your needs. Good luck!

Yes it's possible there are lender that can still work with low credit scores believe it or not. I know them all, visit my site or email/call me for a referral..

Your scores are definitely acceptable! The lowest credit scores lenders like myself are able to do, is a score of 580. So us lenders would be able to give you a loan if your other finances are in place. It's also important to understand that you're ability to obtain a loan relies on other factors as well. These factors include income, expenses, assets, liabilities, debt, employment, down payment, as well as credit scores. It is very possible. Another factor to consider is a high debt to income ratio. And if you are carrying high credit card balances that could be lowering your score as well.

I work with a very qualified mortgage specialist. He has been able to qualify some of my clients that were previously denied from other lenders. He even helped one of my clients improve her score by about 40 points in 30 days by telling her what she could do improve her debt ratio - in this case she paid a small amount over 4 credit cards and increased her score by about 40 points.

You should definitely be able to get a loan as long as the other loan criteria is in place - length of employment, debt to income ratio, payment history, etc. Talk to a lender and find out first hand! Let me know if you need help...

Yes it is possible to get a mortgage with those scores and income but keep in mind that there are other factors that come into play such as your debt ratios.

Absolutely! There are many other factors as far as your debt to income ratios and other things but your scores are acceptable but you are best to speak with a reputable loan officer. Lenders are going to go off of the lower credit score in approving your loan. Based on a score of 610, your basic option would be FHA financing. The rate is going to be a little bit higher due to the low credit score. But that is the only way to use both incomes to qualify for the mortgage.

If you'd like to try qualifying on just your husbands income then you'd probably get a better rate and you might be able to do a conventional loan. The PMI would be less than on FHA.
