My credit score is too low to get a loan but my girlfriend score is very high can we just get the loan In her name and add me to the mortgage later?

This is an attorney question, but while you name can be on the Deed, getting it added to a mortgage after the fact isn't nearly as simple.

Mathew, I would discuss your situation with a lawyer before deciding to enter the treacherous waters of boyfriend/girlfriend ownership. Even married couples sign pre nutial agreements to make it crystal clear what happens if things don't work out.

The short answer is, you can't be added to the mortgage after the purchase. You can be added to title (this gives you ownership rights) after the purchase, but your name will not be on the mortgage.
There is not an option to close escrow with her name and your name on title. She can only close escrow with her name on title. Then she can add you. :-)

Hi Matt,

First have you already met with a lender that has pulled you credit? What is your score? Who told you it was too low?

Your girlfriend can get a loan if she has good enough scores and the job and income to support it. As far her buying the house in her name. That could become a sticky situation over the most simple thing. I would have a serious discussion with your girlfriend about what it means to the both of you to buy a house. Make sure you are both on the same page and reading the same sentence. If something were to happen between the both of you and the house is just in her name. It's her house and she has the rights to it. Tip: You would want to be added to the title of the property.

I suggest you met with a lender and get both of your credits pulled and see exactly what your both are working with, and do a complete loan application to get pre-approved or underwritten approval from the lender you decide to work with. There are a lot of lenders that can pull your credit over the phone and get your basic information and give you a prequalification. A prequalification is not worth the paper it is written on.

If your ineterested and serious about buying a house and willing to do the work that is needed to fix your credit. Get in contact with me. Yes she can get a loan in her name. If the debt ratio works on her income alone. Yes you do need to fix your credit.
This is the issue that we see come up. She is your girlfriend and you two split up, now what? Its her house but you both have been making payments. I am sure that most people wont think about this situation. However, if you plan to get married the laws of the state will be applied.
Jeffery is right, get your credit fixed either way, its always a good idea. Plan out for the next 5 years together and make the best decision for yourself and her. Honestly, I would speak to a financial planner first.

I just thought I would throw my 2 cents into this conversation. Nathan Kessler who answered below is an excellent mortgage professional. I have used him on numerous deals and he always delivers. Having said that, everyone has missed out on a major point. You need to go to credit repair. You need to get the bills paid off, negatives removed, and then look into the possibility of going onto the title. If you need unbiased advice, give me a call or email sometime.

Yes your girlfriend with her high credit score could qualify for a loan. A lender will calculate the debt-to-loan ratio and determine your options. I can certainly direct you to a couple of great lenders to help. Also, I can send you a list of the questions which will likely be asked of the lender so you can prepare ahead of the conversation.

Is it her credit score and your money? You might need to get a lawyer first to who will own the property if things don't work out.
