Sdf, Home Buyer in Snellville, GA

Married but wants to purchase home in my name only...can anyone help?

My median score was lower than 660 but I would love to find a broker or mortgage company that is willing to work with me to help me raise my score and purchase a home for my children and I without my husband's name on the mortgage.... Can anyone point me in the right direction?

As others have mentioned below, the home buying process in Georgia allows for only one spouse to be on the note. Every agent has, or should have, a great loan officer they work with. Its a two way street when it comes to that relationship we need them and truth is they need us. With that said it is important to take care of getting your pre-qual sorted and bully to you for addressing this first. When you find that home you like you are prepared to make an offer that day. In this market the good ones go fast and the cheep ones faster. There has been a large increase in investor activity in the past 6 months that keep the action going. My advice is to work with a local loan officer and not a broker, internet lender or out of state company. It will make the process easier in the long run and you will have a face to go to and not just someone on the other line. Best of luck!

I have a great lender that I can refer you to that actually does mortgages as well as in house loan counseling (not these credit repair scams). He has helped many clients raise their score in a few months. In addition, you don't have to purchase with your husband's name in GA. If your income and credit is enough to qualify for the loan then you can have the loan and the deed to the house put in just your name. Since GA is not a community property state, your husband would not have to be associated with the mortgage. The industry standards for a minimum credit score on FHA is 640+. Prospect Mortgage is one of the few lenders who offers FHA financing to borrowers in the 580-639 FICO range.

I have been doing mortgages for over 25 years and would love to work with you to help you get your score up. You only need a score at 640 and above to a good mortgage in your own name.
